Trusted and established retirement and aged care living by Oceania, now with a fresh and contemporary offering.
Tucked away amongst 16-acres of park-like grounds that overlook the surrounding suburbs with glimpses of the Mount and the port, The Bayview is truly a suburban oasis. Our carefully tended gardens are planted with sub-tropical flora that perfectly complement the temperate Tauranga climate. And yet this peaceful spot is just minutes away from some of the Bay’s best shopping centres, cafes and famous beaches.
The Bayview currently has 102 apartments, 38 villas and 81 Care Suites. Large enough to have an active social scene, comprehensive amenity and additional service offerings, yet small enough that neighbours are familiar faces. Oceania creates bespoke villages that are each unique in look and feel to reflect their surrounds.
Flawlessly following the contours of the landscape, The Bayview’s buildings have been thoughtfully designed by award-winning architects Peddlethorp to fit the topography of this elevated spot. From the large windows that invite the sun in, to the warm and welcoming colours that reflect Tauranga’s coastal setting, it’s easy to fall in love with The Bayview, both inside and out.
Despite its new look, The Bayview has a long and proud history in the local community. It’s this dedication, experience and reputation that you can trust when looking to take that important step into a new home. The Bayview is part of Oceania, one of NZ’s largest Village & Care operators that was incorporated in 2005 and is listed on the NZ stock exchange.

With several staff having worked for more than a decade, it’s reassuring to know there are highly experienced and trained staff at hand. We know a quick response to any health concern is important, which is why we have a Registered Nurse rostered on 24/7 and a Nurse Practitioner that typically visits four times a week for medical appointments.
For Lynne and Malcolm, the decision to move into a retirement village wasn’t a last resort – it was a planned and conscious choice to simplify life and embrace a new way of living.
“The property we had was two storeys and way too big,” Malcolm shares.
“We could have moved to a smaller place, but we thought, no, we’ll skip that step. Go straight to here.”
That “here” is The Bayview by Oceania, a place they knew would be home. “It probably happened a little quicker than we would have thought,” says Lynne, “but yeah, we’ve made the right move. Absolutely.”
Like many retirees, downsizing was their biggest hurdle. 'Moving from a house to an apartment, it was the downsizing," Malcom admits. " That was the biggest thing." But, now, as Lynne reflected on what they left behind, "Everything we got rid of, I haven't really missed."

What they’ve gained is freedom – and fun. Whether it’s Lynne delivering a “magic bowl” during Friday bowls, or playing pool in the lounge with their grandsons, life at The Bayview is full of moments that have made it all worth it. “Our granddaughter’s only 14 months old and she loves the swimming pool,” says Lynne.
Even Lynne’s shift work wasn’t an issue. “That was my biggest concern – coming home at midnight,” she says. “But it’s very well lit at night. I feel totally safe.”
What they love most is the flexibility and ease of village life.
You can lock and leave, "Lynne notes ' go on holiday, and everything's safe.' Malcolm adds, 'No lawns to mow, no hedges to chop. Just don't realise how much time that all took.'
Now, they’re spending more time doing what they love – like reading. “I’ve read a few more books than I normally would,” Malcolm says with a grin. Reflecting on their choice, there’s no doubt in their minds.
“We’re very happy that we’ve moved to The Bayview,” says Lynne. “And the longer we’re here, the more we think that.”
Malcolm agrees: “Whatever she says, I agree!”
